Scope of Work:    Bathroom 1 Remodel , Powder Room Remodel ,  Bathroom 2 Remodel , Master Bathroom Remodel, Kitchen Remodel, New Patio with Roof.


Bathroom 1 Remodel

SCOPE OF WORK

Preparation and Demolition:

Remove  wall  paper,  floor (if replacing floor with tile) , baseboards, toilet, vanity, mirror.  Responsible for debris disposal and taking protective measures for the rest of the house during the project.


Rough-In, Electrical, and Plumbing


Vanity Wall: Prepare the wall to accommodate a new floating vanity with drawers

Electrical:  Adjust/install  wall lights per plan.   Adjust /  Install two recessed ceiling lights per plan .  For  Option1  smart toilet outlet is required -  see specs on the website.   

 Plumbing:

  • Keep existing plumbing. Install new  toilet.   Option 1,2  -  check for size & footprint.
  •  Install new floating vanity with sink ( 30" or same size as existing) and faucet.  Use  H 3" protective quarts back splash  for vanity


Finishing


Floor:

Option1: Remove existing floor, Install tile   - 30sf (+$800)

Option 2: Keep existing Floor


Walls and Ceiling

Prepare wall surface:    joint compound to fill any holes or cracks in the wall after removing wallpaper. Or  apply a "skim coat" to create a smooth, uniform surface. 

Accent Wall: Install Shiplap wall planks, width  7"


Paint:  Primer + 2 coats of paint Walls and ceiling, Install  baseboards.  Paint is included

Toilet: Install Option 1 or Option 2 Toilet (see below)

Vanity:  Install vanity  and faucet with protective 3" quarts back splash. 

Lighting: Install wall lights above the vanity, Mirror and  Accessories

Bathroom 2 Remodel

SCOPE OF WORK

Preparation and Demolition:


Protect adjacent areas from dust and debris.

Disconnect and cap plumbing and electrical connections as needed.

 Remove  existing  tile from the floor. Remove existing bathtub, vanity, toilet, flooring, wall finishes, and any accessories.

Demolish the wall with door to create an open space, ensuring structural integrity and compliance with code.

Dispose of all demolition debris and clean up the work area.


Framing and Modifications

Frame and prepare new shower area (38"/40" x 60"). Adjust framing as required after wall removal. Ensure proper backing and support for tile installation, shower niche, and floating vanity.


 Plumbing

Reconfigure plumbing lines for new shower drain, shower valve, and fixtures. Cap and reroute plumbing as needed for the floating vanity and toilet. Install new shower valve, shower head, and all required fittings.


Electrical

Modify electrical layout as needed after wall removal.

Install new light fixtures, vanity light, and outlets as needed.

Ensure all wiring complies with the electrical codes.


Shower Installation

Build 38" x 60" tiled shower with waterproof membrane and slope-to-drain system.

Install tiled mosaic floor and tiled walls in shower area.

Build wide niche  H 12" on the front shower wall with tile finish.

Install shower door or glass panel


Flooring

Prepare subfloor and install waterproof underlayment.

Install tile on entire bathroom floor with grout and sealing.


Fixtures and Accessories

Install 42"  floating vanity (or vanity on legs) , mirror, and sink faucet.

Install new toilet.

Install bathroom accessories (towel bar, paper holder, hooks, etc.).


Painting and Finishing

Prepare and paint walls and ceiling.

Perform caulking, touch-ups, and final detailing.

Clean all surfaces and remove construction debris.

Customer is responsible for selecting and providing all finished materials (tiles, vanity, fixtures, accessories, paint, etc.).

AD Master Construction will handle pickup, transportation, and delivery of all customer-supplied materials to the job site.

Any deviations from the above scope of work or additional changes will require a  change order and may affect the project cost or completion time.

Attached Patio with Roof (Approx. 256" x 220")

SCOPE OF WORK

1. Project Overview

Construct a new attached patio structure connected to the existing house, including a  roof system and a reinforced concrete slab foundation. All work will be completed in compliance with local building codes and permitting requirements.


2. Site Preparation

  • Removal of the existing Concrete, Removal of the stump and roots. Protect existing structures, landscaping, and utilities.
  • Clear vegetation, debris, and any obstacles from the work area.
  • Excavate as required for concrete slab foundation.

3. Concrete Slab Foundation

  • Excavate to required depth per engineering specifications.
  • Install gravel base and compact.
  • Install reinforcement (rebar or welded wire mesh) as required.

Pour and finish concrete slab to smooth, broom, or specified finish.

  • Allow proper curing time.

4. Patio Roof Structure

  • Tie new patio roof structure into the existing house framing according to code.
  • Install posts, beams, header, and supporting structural elements.
  • Use pressure-treated lumber or engineered wood as required.
  • Install rafters or trusses for the patio roof.
  • Install roof sheathing, waterproofing underlayment, fascia, and trim.
  • Match existing roof pitch and style where possible.

5. Roofing

  • Install roofing materials to match or coordinate with existing house roof (composition shingles).
  • Install flashing where patio roof connects to house.
  • Install drip edge, ridge cap (if applicable)

6. Finishes

  • Install soffits, fascia, and trim elements.
  • Paint or stain all exposed wood surfaces
  • Clean the job site and remove all construction debris.
