SCOPE OF WORK

PROJECT SCOPE

1. Demolition & Preparation

Remove toilet, vanity, washer, dryer part of the wall to prepare for remodel 

2. Rough-in, Plumbing & Venting

• Expand washer/dryer area opening on two sides  and  top for max opening 
• Convert a left door to a pocket door -  remove the existing door and frame, cut a larger opening in the wall to accommodate the new pocket door frame, and then install a pocket door kit by building and attaching new studs, header, and track for the door to slide into. Ensure the wall  doesn't contain any wiring or plumbing
• Modify plumbing and venting to support the new stacked washer/dryer configuration. Adjust and install dryer venting as required. There is a crawl space beneath. 
• Install new water and drain lines for future vanity installation in the washer/dryer area. Extend the water supply and drain lines from an existing source to the new location,  by cutting through floors and walls to route the pipes. Install new pipes, connect them to the new vanity's supply lines and drain assembly,
• Prepare the entire 12’ x 8’ area for new flooring installation.

3.  Finishes & Fixture Reinstallation 

• Install LVP (or tile) throughout the area (guest bathroom and washer/dryer area).
• Prepare and level subfloor prior to installation.
• Patch and repair ceiling and walls as needed after framing modification.
• Reinstall vanity and toilet in the guest bathroom.
• Patch, sand, and paint all walls and ceiling
• Install dryer on top of washer and connect
• Ensure plumbing, venting, and finish work are completed and functioning properly.
