We pulled the floor areas from your  PDF plan. Below are  the assumptions we  used

Total (flooring area = 4,342.7 SF (from your plan).

Main floor footprint = 2,418.1 SF (used to estimate exterior perimeter).

Upper floor = 1,924.6 SF (used for ceilings / openings).

Living area with double height = 400 SF (20′ ceiling)

Geometry & quantity rules

  • Main floor footprint treated approximately as a square to estimate perimeter. This gives an exterior perimeter ≈ 196.7 ft   without garage and exterior wall area for two floors (10′ each) ≈ 3,933.9 SF. (without garage)
  • Interior partitions estimated by rule-of-thumb: 10 linear ft of interior wall per 100 SF of conditioned area
  • Double-height living area adds extra wall area equal to its perimeter × extra 10 ft of height (estimated additional wall area ≈ 800 SF).
  • Ceiling area (flat coverage) = conditioned area = 4,342.7 SF (upper + main ceilings, accounting for the open-to-below living area).
  • Insulation quantity taken as exterior wall area (both floors) + roof/ceiling area (main floor footprint) + Garage ≈ 12000 SF to insulate.


Scope exclusions / notes

  • Total wall area (exterior both floors + interior + extra living double-height) ≈ 19000 SF.
  • Ceiling area  including garage ≈ 5,350 SF.
  • Total drywall area including  Garage  (walls + ceilings)  ≈ 24,000 SF.
  • Insulation area including Garage  (exterior walls both floors + roof/ceiling) ≈ 12,000 SF.


 PROJECT 1: INSULATION, DRYWALL, JOINT FILLER, PAINTING+ MINOR TRIM WORK (garage included) 



1) Insulation including Garage   (exterior walls both floors + roof/ceiling )  12000 SF  (labor + rough   material ($2,00 per SF = $24,000))      $48,000


2) Drywall — Hanging (boards only),  area 24,000 SF,   1/2,   Green board in bathrooms, Cement board inside showers   (labor + rough material )   $42, 000


3) Drywall  area 24,000 SF,—Level 4.  Finishing (jointing, joint filler   (explicit breakout), taping, multi-coat finish, sanding)  $39550

A level 4 finish on drywall is a smooth, standard finish where tape is embedded in joint compound, followed by two additional coats on flat joints, one coat on interior angles, and three coats on fastener heads and accessories. It is the most common finish for residential and commercial projects.


5) Painting (interior — walls + ceilings + minor trim work )  primer + 2 coats — walls & ceilings, labor + paint     $80,450
( includes prep, primer  two finish coats; trim/doors quoted separately)

PROJECT 2: HARDWOOD FLOORING (EXLUDING STAIRS) 

Hardwood floor installation  (bathroom areas excluded)  -  includes subfloor preparation, underlayment, installation.  This cost includes underlayment but  is separate from the price of the hard floor material    $42,000
