SCOPE OF WORK

Master Bedroom Remodel (5sf X10sf =  50sf)

GENERAL INFORMATION

General Scope of work :Project consists of master bathroom remodel.  Moving  shower location  to the front wall (current  vanity location),  possibly shifting toilet right to 10", moving vanity to the right wall where the shower is located now.  Involves concealed piping changes. Possibly moving HVAC on the floor by few inches. 

Total area of the new bathroom: approximately 50 sq. ft.

Move existing window  57" X 34"-  shift to the left. Install   new window .  ( adjust siding outside) 

Permit: 


Plumbing Permit  In Bellevue, moving fixtures like showers, toilets, or sinks, or altering any plumbing system, requires a permit, unlike simple cosmetic replacements in the same spot.  Bellevue regulations specifically state that any work that alters piping inside a wall, ceiling, or beneath a floor is considered new work and requires a permit and inspection. 

Electrical Permit: Moving an outlet means extending or changing the existing branch circuit, which requires a permit in Bellevue.


Permit Fees:

Typical plumbing permit fees in Bellevue are calculated based on a combination of an operations fee, a potential plan review fee, and an inspection fee. The exact total cost is determined after the application is submitted, but the fee structure is generally as follows:

Fee Components for Residential Plumbing Permits (City fee)

  1. Operations Fee: A flat fee of $19 is charged once per permit application for "over-the-counter" issuance (meaning no plan review is required). If a plan review is necessary (which is likely if you're moving a shower, as it involves concealed piping changes), this fee is $52.
  2. Plan Review Fee: If required, this fee is estimated at submittal and credited at issuance. For projects with less than 20 fixtures, the estimate is $49 plus an additional fee for each floor above the first. The actual review is billed at an hourly rate of $141 per hour.
  3. Inspection Fee: The final inspection fee is based on the specific work being done and generally billed at an hourly rate of $141 per hour. The number of inspections depends on the complexity of the project. 


1. Demolition

  • Remove existing shower, vanity, toilet, flooring, drywall as needed, and any other components required for new layout.
  • Protect adjacent areas from dust and debris.
  • Remove existing window to prepare for new framing and relocation.
  • Dispose of all construction debris.

2. Framing & Structural Adjustments

  • Frame new shower enclosure at the front wall (current vanity location).
  • Frame new vanity wall on the right side where the shower is currently located.
  • Modify or add framing to accommodate the toilet shift (approx. 10" to the right, if determined feasible).
  • Reframe window opening for new location (shift existing 57" x 34" window to the left).
  • Adjust exterior siding as needed after window relocation.

3. Plumbing (Concealed Piping Changes)

  • Reroute water supply and drain lines for new shower location on the front wall.
  • Reroute plumbing for new vanity location on the right wall.
  • Modify toilet drain and venting to shift toilet approx. 10" to the right, subject to structural limitations.
  • Ensure all concealed piping changes meet code requirements.
  • Install new shower valve, drain, and necessary rough-ins.

4. HVAC Adjustments

  • Relocate or shift existing HVAC floor register/vent by a few inches as needed to accommodate new layout.
  • Reconnect ducting and ensure proper airflow.

5. Electrical Work

  • Install new electrical lines/outlets/switches for vanity lighting, exhaust fan, GFCI outlets, and lighting as required for updated layout.
  • Relocate light fixtures or add new recessed lights as needed.

6. Window Work

  • Remove existing 57" x 34" window.
  • Shift window opening to the left per plan.
  • Install new window supplied by the client.
  • Reframe opening and insulate properly.
  • Adjust exterior siding after installation to ensure weatherproofing.

7. Drywall & Insulation

  • Install moisture-resistant drywall in bathroom areas.
  • Patch and repair all walls and ceilings affected by demolition.
  • Apply insulation as needed around window and plumbing walls.

8. Waterproofing

  • Waterproof shower walls, pan, and surrounding areas using approved waterproofing system.
  • Ensure proper slope and drainage.

9. Tile Work

  • Install pre-made base for shower floor, shower wall tile  ( with premade niche ) , and bathroom floor tile per design.
  • Grout, seal, and finish all tile surfaces.

10. Carpentry & Interior Finishes

  • Install new vanity with 1 sink  (location: right wall).
  • Install baseboards,  and any additional finish carpentry.
  • Install shower glass sliding door 
  • Install mirrors, accessories, towel bars, etc.

11. Fixture Installation

  • Install new toilet, vanity faucet, shower fixtures, and all plumbing trims.
  • Connect all appliances and fixtures for full functionality.

12. Painting

  • Prepare surfaces and paint walls, ceiling, and trim.

13. Final Cleanup & Inspection

  • Thorough cleanup of bathroom area.
  • Coordinate and pass all required inspections.
  • Final walkthrough with client.

Paint: The best Sherwin-Williams paint for bathrooms is either Emerald Interior or Duration for their moisture and mildew resistance.  Emerald is highly durable and excels in high-humidity areas, while Duration is also excellent and includes a built-in mold and mildew inhibitor. For a budget-friendly option, SuperPaint is a durable choice.

Client Responsibilities

  • Provide complete architectural plans, engineering (if required), and permit set.
  • Obtain and pay for all permits related to the project.
  • Provide all electrical plans, electrical permit, and preparation required for rough-in and final electrical.
  • Supply the following materials if preferred (optional or per plan):
  • Vanity
  • Wall sconces
  • Mirror
  • Shower fixtures (valve, trim, handheld, etc.)
  • Toilet
  • Tile (floor & walls)
  • Exhaust fan (if owner-supplied)

 EXCLUSIONS

The following items are not included unless specifically listed in the contract:

  • Architectural plans, engineering, permits, and inspections fees
  • Electrical labor (rough-in and final)
  • Mold, asbestos, structural repairs, or unforeseen conditions inside walls, floor, or ceiling
  • Relocation of major structural elements unless shown in plan
  • Painting of areas outside the project zone
  • Custom glass shower door (can be added if needed)
  • Any work not specifically listed in the Scope of Work

SCOPE OF WORK

GENERAL INFORMATION

General Scope of work :Project consists of gust  bathroom remodel.  No major plumbing or electrical.  Wall have  old wallpaper, needs to be removed. Bath tube will be replaced with the new bath tube and new shower system and new valve.  New toilet, new vanity.  New wall lamps. Tiles around the bath tube. New painting


11. Demolition & Removal

  • Remove existing bathtub.
  • Remove existing vanity, toilet, wall lamps, and shower fixtures.
  • Remove existing wallpaper from all walls.
  • Remove any accessories (towel bars, hooks, etc.).
  • Dispose of all debris and construction waste off-site.

2. Surface Preparation

  • Repair any wall imperfections or damage discovered after wallpaper removal.
  • Patch, sand, and prepare all walls and ceiling for painting.
  • Prepare bathtub surround area for tile installation.

3. Plumbing (Minor Only – No Relocation)

  • Install new bathtub in existing location.
  • Install new shower system with new valve, trim, and fixtures (same location).
  • Install new toilet.
  • Connect plumbing for new vanity, sink, and faucet.
  • Test all plumbing for proper operation and leaks.

4. Electrical (Minor Only – No Relocation)

  • Remove existing wall lamps and install new wall-mounted light fixtures at the same location(s).
  • Replace existing switches/outlets as needed (like-for-like).
  • Verify proper functionality of all electrical components.

5. Tile Installation

  • Install new tile around the bathtub (tub/shower surround).
  • Apply grout and seal all tiled surfaces.

6. Vanity & Accessories

  • Install new vanity, countertop (if applicable), sink, and faucet.
  • Install new mirror or medicine cabinet (owner-supplied or per selection).
  • Install new accessories: towel bars, toilet paper holder, hooks, etc.

7. Painting

  • Prime all walls and ceiling.
  • Apply two coats of paint to all walls and ceiling.
  • Paint trim, casing, and baseboard as needed.

8. Final Cleanup & Inspection

  • Perform detailed jobsite cleanup.
  • Remove all debris and construction waste.
  • Final walkthrough with client to confirm completion and functionality of all installed items.

  • Providing contractor access to the work area during normal working hours.
  • Ensuring any required permits are obtained (if applicable).



EXCLUSIONS

  • Any plumbing or electrical relocation not listed above.
  • Repair of hidden conditions discovered within walls, ceilings, floors, or subflooring.
  • Mold remediation or asbestos abatement.
  • HVAC modifications.
  • Permit fees (if required).
  • New flooring installation (unless specified).
  • Material costs unless noted otherwise.
